North Tustin

North Tustin, officially a census-designated place, is a large, residential community in Orange County. Consisting of a number of desirable neighborhoods, most significantly Cowan Heights, St. Hubert Woods, and Panorama Heights, North Tustin is an excellent option for families. Its picturesque streets, unique homes, and numerous schools make this community quite a desirable place to live. Because of this, North Tustin is considered a luxurious area to settle down.

Although North Tustin is an unincorporated community, it is the largest in the county—at about 6.7 square miles in size. Situated in the foothills, some of the most desirable properties in the area have spectacular views of the city below.   I'm focusing here on the non-view homes, where most lots are 10,000 sq. ft. and the homes tend to be single story classic California Ranch style homes.   Think the Brady Bunch neighborhood!

There are a number of luxurious areas around North Tustin; as a whole, however, it is considered to be a rather affluent community. St. Hubert Woods Estates, located in the west end of North Tustin, is a desirable neighborhood for its single-story ranches and its tight-knit community, and where my family now calls home. This established area is located close to schools, as well as the highways (although noise isn’t an issue). 

Part of the reason why many choose to make the move to North Tustin is the lifestyle that the community provides, as well as a little breathing room (don't forget those big lots!)  North Tustin provides an escape from the busyness of city life, and yet, doesn’t have the stifling atmosphere of cookie-cutter suburbs. 

Top North Tustin Amenities

While the northeast end of North Tustin is residential, the southwest is where the commercial areas are located. However, residents of North Tustin do have to make the drive outside of the community for the majority of their shopping, dining, and entertainment. Despite this, Tustin, the neighboring community, is well-known for its retail stores and restaurants—and the drive is only a few minutes away. 

One of the most popular commercial areas around North Tustin is The Market Place. The expansive outdoor mall is located just a quick drive south in Tustin, and features large chain stores, a movie theater, and a variety of restaurants. Old Town Tustin is another highlight, and is roughly about the same distance away. This historic area is a local favorite for its local boutique stores and walkability.   It seems every week a new coffee spot or dining option is opening in Old Town Tustin, and we welcome them all!

Branching out from Tustin, there are also a number of things to do for those of all ages. The Orange County Zoo is located north of the community, while the Santa Ana Zoo is located to the south. Santa Ana also has a Science Museum (the Discovery Science Center) and its own Historic District, which are worth checking out. For those who like to get up and get out, Irvine Regional Park makes for a great day trip, and courses such as the one at Tustin Ranch Golf Club may appeal to golf enthusiasts.
