Westside Costa Mesa is generally defined as west of Newport Boulevard and north of Newport Beach, up against the Santa Ana River. It's a mixture of commercial/industrial and residential areas, and has developed in the shadows of its more trendy Eastside neighbors, but the Westside is having its day now! While technically in Westside Costa Mesa, Mesa Verde is in a unique world of its own. The tract homes there are mostly larger. College Park, Mesa del Mar, and Halecrest are 3 additional pockets that are technically west of Newport Blvd., but also in a class of their own. While the Eastside of Costa Mesa has historically been more expensive due to its proximity to Newport Beach, the Westside has made huge strides in terms of popularity over the years. Westside Costa Mesa has become a very popular place for folks to buy their first home due to its pricing, proximity to up and coming mom and pop restaurants and coffee shops. There are very few chain businesses in Westside Costa Mesa, which is appealing to many. From 2145 and Semi-Tropic Wines, to so many great independent coffee spots like MoonGoat, The Pocket, Nudae, Neat, Eller Bakery, and Wilson Coffee, Westside has come a long way in the past 10 years. I remember having to cross Newport Blvd. just to find a cup of coffee in the early 2000s!
When people think Westside Costa Mesa, they are often referring to the pocket neighborhood of Canyon Park. This appealing neighborhood named after the abundant Canyon Park at its core, you'll find the "Freedom Homes" here. Named the "Freedom Homes" in the 50s by the builder and aimed at the post-war family and building boom, this was the first tract housing development in the area. These simple bungalows were built in 1954 and have gained in popularity for their basic ranch house appearance, large lots, ocean breezes, and their location on quiet, residential tree-lined streets. Many of these homes have been recently renovated and expanded as they were originally mostly just 1,034 sq. ft. and had just one bathroom! Adjacent Sunshine Homes which wrap around Fairview Park were added to the area in 1956 and were improved with a second bathroom from new as well as a two car garage!
