Westside Costa Mesa

I think City planners and early developers got it all wrong as Costa Mesa evolved from farmland to burgeoning city.  While Eastside's farm house neighborhoods grew out of its proximity to Newport Beach, Westside Costa Mesa became a magnet for the community's industrial buildings and the city's first housing tract, the Freedom Homes.  Perched on the bluffs with ocean breezes, no airport noise, and a burgeoning food and coffee scene, Westside Costa Mesa has a right to brag these days.

Westside Costa Mesa, which sits against the Santa Ana River, west of Newport Boulevard and north of Newport Beach, is a mixture of commercial/industrial and residential areas. This region of the city is made up of several different neighborhoods, including portions of Costa Mesa’s downtown. While the Eastside is often thought of as more desirable, the Westside has definitely increased in popularity over the years. Nevertheless, homes are typically priced lower in this area in comparison to other districts—although housing prices continue to rise everywhere. This could be considered an intelligent investment, and with the same great amenities, the Westside is an excellent option for prospective homebuyers. 

Real estate in this portion of the city is made up of a number of different property types, from condos and townhomes to single-family homes. The former, of course, generally begin at lower price points. Mirroring the industrial south, many of the newer properties have a distinctly modern feel to their architecture, and this is true of Costa Mesa as a whole. However, those searching for more traditional styles also have a lot of choice—it’s really up to you!

There are some especially desirable neighborhoods in Westside Costa Mesa, one of which is Canyon Park. This beautiful neighborhood is where the Freedom Homes are found—the first tract housing development in the area. With construction dates beginning in the 1950s, these bungalows are popular for their picturesque look, ocean breezes, and their location on quiet, residential streets. Many of these homes have been recently renovated or upgraded, as well. Because these homes are particularly sought-after, they are typically priced on the higher end.  

Canyon Park homes are ideal for families, for residents are close to many of the area’s schools, as well as amenities such as shopping and dining. Fairview Park, an over 200-acre natural area, is found just to the north. 

Top Westside Costa Mesa Amenities

Westside Costa Mesa is perhaps most well-known for its eccentric mix of neighborhoods, with its large industrial area comprising a large portion of the area. But even the industrial area contains modern homes and a variety of businesses. In short, the Westside is home to both eccentric shops and restaurants and beautiful residential neighborhoods and parks. Those who make the move enjoy the convenience of living close to the downtown, as well as close to the beautiful city of Newport Beach.

But the Westside also is also quite family-friendly. Beyond the schools in the area, Westside Costa Mesa is home to the Downtown Recreation Center, next to the Norma Hertzog Community Center. This facility has a large, outdoor pool, a sports field, and a playground. There are also a few small parks interspersed within the residential streets for kids to enjoy.

Shops and restaurants are also emerging in the Westside. The intersection of West 19th Street and Placentia Avenue is where a lot of the shopping and dining options are, from grocery stores to local eats. But one of the main highlights of Westside Costa Mesa is Canyon Park. Situated right in the heart of the neighborhood, this large green area has walking trails, a playground, and picnic tables. Talbert Regional Park, which if found just west of Canyon Park, is a substantial nature preserve, with BMX trails and dirt hills.
