But great agents (hi! ????) still find ways to bring off-market buyers and sellers together—through brokerage networks, neighbor relationships, and strong agent-to-agent connections. Why Buyers LOVE Off-Market Opportunities 1️⃣ Less competition – Often no bidding war; you may negotiate directly with the seller. 2️⃣ Flexible timing – Off-market sellers tend to be more accommodating on terms and contingencies. 3️⃣ Low or no inventory – When nothing is active in your target neighborhood, off-market is everything. Why Sellers CHOOSE Off-Market 1️⃣ Privacy – No open houses, no crowds, no stress. 2️⃣ Speed – A buyer/seller match can lead to a quick, clean escrow. 3️⃣ Condition – Skip repairs or prep; sell as-is, privately. 4️⃣ Test the Market – Get pricing feedback without risking days-on-market or a stale listing. What ever happened to pocket listings? And what if I want to sell or buy a home off-market? Now, stay tuned for a quick update on the rules and the most popular workaround the great agents are using.  In an effort to level the playing field and to increase access to all listings for all buyers, the National Association
of Realtors recently implemented some rules that mean within a day of any public marketing of a home, it must be available to all buyers and agents to see. While the intent was certainly to increase access, it unfortunately takes a little control out of the hands of home sellers. Some sellers want a
private off-market sale for a number of reasons. Surely there's a workaround.
Well, your agent can let you know about all listings his or her brokerage has coming up. And a great agent will also have relationships with neighbors in your target neighborhood,  and we'll also hear of rumblings from
other good agents of off-market listings coming up. When you're interviewing an agent, make sure they're exhausting all on and off-market opportunities for you.
Here are three reasons a buyer may want to buy a home offmarket. Number one, less competition. When I find an off-market opportunity, I work through my list of possible buyer matches. You'll likely be in a one-on-one negotiation with the seller and not in a bidding war. Number two, flexible timing. I find off-market sellers are more flexible with timing and may consider more buyer contingencies such as a sale of the buyer's home or a longer escrow. Number three, no inventory in your target neighborhood. This is the number
one reason if you ask me.   
And, here are four reasons a seller may consider selling off-market. Number one, privacy. You just may not want strangers coming through your home at an open house. Number two, speed. with a good buyer seller match off market, we can probably get your home under contract more
quickly. Number three, home condition. If your home's a little rough around the
edges and you prefer a private sale without doing any work to the home, an off-market sale may be a good match. Number four, test the market. Showcasing a home to a handful of qualified buyers gets you, the home seller, valuable pricing feedback without exposing it fully to the public. You don't have the
risk of a stale listing sitting with days on market racking up. And more
importantly, you may get that pie in the sky price. So, pocket listings didn't go
away. We just have to play by a few new rules. Give me a call and let's talk
