Preparation is key for sellers to have a successful outcome in today's market. Sellers and their listing agents have been spoiled over the past few years with inventory levels that are so low that there are plenty buyers for every home, no matter its condition or location. As Orange County inventory creeps back (up 21% over last year, but still a whopping 41% below pre-pandemic "normal" levels), buyers have more choice. In last month's post, I talked about getting the initial list price spot on, and these days the home's condition is proving to be equally important. Sure, there's a buyer for every home's condition, and every sale is technically "as-is" by the terms of the contract, but I will point out ways a seller could spend $5,000 or $10,000 preparing their home for sale in order to net $20,000 or more additional if they're willing and able. Like accurate pricing, a well-prepared home doesn't just get you a higher price, it will likely attract many more buyers, more offers, and ultimately that higher price combined with better offer terms (like short buyer contingencies or a shorter escrow). I'm not talking about a full renovation here! Each home is different, but the question I ask is, "can this area be improved for more than a buyer will think it'll cost?". For example, is that stain on the ceiling from a new roof leak or an old one? Let's make sure the roof is leak-free and then patch and paint to remove the question. Buyers tend to blow imperfections out of proportion, so let's minimize them up front. Of course, de-cluttering and staging are major components of most home sale preparations, but I'll discuss those in another post.
